Q. What is the proposed development?
A. The details of proposed development of each project is given in the home page of every project. Other details like amenities, specifications, plans, pricing, surrounding development, location, etc., are also given.
Q.What is the current status of work?
A. Current status of work is given on the home page of every project. Photographs of each project are also available.

* Quality construction with inbuilt features for fire safety and structural stability.
* No commercial activity in the project.
* Easily recognizable branded materials used for construction.
* Can complete the entire transaction of booking, payments and sale deed from any where in the world.
* Proper maintenance of completed projects

 
Q. What are the formalities for taking possession of my flat/bungalows?
A. The purchaser needs to clear his/her dues including registration charges and charges for additions and alterations. The purchaser must enroll as member of the association, sign the electricity transfer form, pay maintanance charges / corpus fund, etc. Upon completing these formalities a No Due Certificate’s along with a post dated (about 15 days) letter of possession shall be handed over to the purchaser.

 
Q. What is the expected increase in price in the coming years?
A. While we do not guarantee or speculate on prices. Our company policy is to regularly increase the price of each flat/bungalow from the start of the project upto the completion of the project. In that way purchasers who have booked flats/bungalows at an early stage are likely to be substantially benefited. It has been our observation that there is a jump in prices as soon as we complete selling the entire project. It has been our endeavour to sell the flats/bungalows at reasonable prices to ensure that our purchasers enjoy a reasonable return on investment.

 
Q. Why are the payment terms for installment scheme and housing loan schedule different?
A. Incase of purchasers availing housing loans the bungalows/flat is registered in favour of the purchaser to enable the housing finance company create a charge on the property. As the builder is parting with their title of the bungalow/flat a substantial payment has to be made upfront. In case of purchasers availing installments scheme from their own resources a more convenient payment scheme is being offered.

 
Q.What is Fully Furnished Apartment?
A. Generally, an apartment does not come with any furnitures or fixtures (except bath, electrical switches, door accessories etc). A fully furnished apartment comes with all furniture, furnishings, kitchen utensils, beds, linens, refrigerator, accounts even new tooth brushes.

Q. who are the sanctioning authorities?
A. For Non-agriculture use of land it’s the District Collector of District. For Layout plans & Building plans it’s the Town Planning Authority, PWD, Electricity, Health, Water supply, etc.

 
Q. Are the sanctions in place?
A. All the sanctions are in place.
Q. What about the Bank approvals? Has any bank approved the project?
A. Project has been approved all the leading banks like LIC Finance, HDFC Pvt. Ltd., ICICI Bank Panjim Branch and Bank of India Nachinola. Approved by all other banks.

 
Q. What about infrastructure development around the project?
A. Infrastructure around is already fully developed. The project is surrounded by major roads, Schools, Churchs, Temples, etc.

 
Q. Will it be a good investment?
A. Yes, it certainly will be a very good investment with rapid appreciation in the next coming year.

Q. Is the Title of the Property clear?
A.Yes, the land is freehold, marketable and free from all encumbrances and clear for your further satisfaction contact your advocate.

Q. What are the legal documents to be signed by the Purchaser?
A. An Agreement of sale will have to be signed & registered by the Purchaser. Agreement of sale is also the primary document that facilitates Bank funding. Sale Deed is the other document that will be registered.

 
Q. What are the other Extras /additional amounts to be paid?
A. “Extras” mean Costs to be borne additionally by the purchaser at the time of registration and possession.The costs relating to Car park, power connections, Legal fee, maintenance charges, one time maintainance deposits, Registration and stamp duty charges are the other extra costs.


Q.Who will take care of the maintanance of the Project after Completion?
A. The property will be maintained by us, for one year if agreed maintanance fund (corpus) is paid by all the purchasers at the sign of agreement of sale or on or before the formation of the residents Association. We thereafter transfer the responsibility to the Association.


Q. When does Registration take place?
A.
